How does it work? 

1) We locate a property we want to buy.
2) We borrow from you to purchase the property.
3) We have a formal closing and you get a mortgage on the home with the important documents

Availability of case allows us to buy at a discount

We will make monthly payments if you like a monthly income.
OR
The interest accrues until the house is sold and
you get one check for principal and interest.

Will there be enough equity to secure my loan?
Yes, here's an example of a real estate deal that we recently did:
$150,000 After Repaired Value of property
$75, 000 Max Loan
70% Loan to Value

What is the difference between a bank CD and a private lender program?
$100,000 x 15% = $1,250 PER MONTH.
This is $15,000 per year.
A bank CD at 3.5% pays $3,500 per year

That's a difference of $11,500 a year!!

Is there a withdraw penalty?
NO! There is no withdraw penalty with us!

Early withdrawal of you $10,000 CD
   Yield            12-Month Return
    3.5%                  $350
   15.0%               $1,500

A bank's 6 month penalty is only $175 on this CD.
You still would make $1325 more even with the penalty.
There is NO withdraw penalty with us.
